Meg Ryan just sold a Bridgehampton estate for $15.25 million, less than two years after buying it for $13.49 million. It's only the latest in a long string of high-end real estate deals that reveal a surprisingly lucrative second act for the rom-com icon.

Most people know Meg Ryan as the queen of 1990s romantic comedies. "When Harry Met Sally…" "Sleepless in Seattle." "You've Got Mail." At her peak, she was one of the highest-paid actresses in Hollywood, earning as much as $15 million per movie.

But over the last couple of decades, Meg has quietly developed another very lucrative talent: buying extremely expensive houses, renovating them beautifully, and selling them for even more money. Her latest deal just closed in the Hamptons.

In 2024, Meg paid $13.49 million for a secluded estate in Bridgehampton, New York. In May 2026, she put the property on the market for $15.25 million. It took less than two months to find a buyer, and according to the Wall Street Journal, she didn't have to negotiate down by a dollar. Meg just sold the home for the full $15.25 million asking price.

That's an increase of $1.76 million over what she paid less than two years earlier. The buyer was Broadway producer Henry Tisch, a member of the prominent Tisch family behind Loews Corporation and the New York Giants.

Before we continue, take a look at the property. It's not difficult to understand why someone wrote a $15.25 million check:

The $15.25 Million Hamptons House

The 6,500-square-foot Bridgehampton home sits on a secluded 1.5-acre parcel about two miles from the ocean. Designed in classic Hamptons style by architect Kitty McCoy, the house has five bedrooms, large entertaining spaces, multiple fireplaces, an expansive kitchen with a built-in breakfast booth, and a swimming pool surrounded by landscaped grounds.

Meg didn't build the house from scratch, but the property received the kind of thoughtful design treatment that has become something of her trademark. She has spent years developing a reputation in the real-estate world for buying sophisticated homes, reworking them to fit her aesthetic, and eventually moving on to the next project.

And this wasn't some lucky one-off. Meg Ryan has been doing this for decades.

Bel-Air: An Early Meg Ryan Renovation

In 2000, around the period when her marriage to Dennis Quaid was ending, Meg paid roughly $9 million for a 1930s Spanish-style estate in Bel-Air. The property covered nearly 7,000 square feet and featured six bedrooms, a screening room, pub, guesthouse, swimming pool, arched doorways, elaborate wood ceilings, and sweeping views.

Meg undertook an extensive restoration, but this particular deal also demonstrates an important point: real-estate flipping isn't always easy. She initially tried to sell the estate during the financial crisis with an asking price approaching $20 million. It sat on and off the market for years, at one stage becoming a $40,000-per-month rental.

Meg ultimately sold it in 2012 for $11.125 million, more than $2 million above her acquisition price.

Her Martha's Vineyard Years

Meg also spent years owning a sprawling property on Chappaquiddick Island, off Martha's Vineyard. She acquired the five-acre estate for around $6 million. The property included a 6,600-square-foot house with seven bedrooms and water views in multiple directions.

In December 2019, she sold the estate for $9.125 million. This wasn't really a flip in the traditional sense—Meg had owned the property for about a decade—but it was another multimillion-dollar real-estate sale at a substantial premium to her purchase price.

Then She Started Doing Some Serious Damage In Manhattan

In 2013, Meg paid $8 million for a 4,100-square-foot full-floor loft in SoHo. The seller was Hank Azaria, who had paid about $4.6 million for the property years earlier.

Meg proceeded to completely redesign the apartment. Architectural Digest eventually featured the finished space, highlighting its black-and-white interiors, ebonized floors, custom millwork, dramatic gallery, and industrial bones. In 2017, Meg sold the SoHo loft for $9.85 million, an increase of $1.85 million over her purchase price.

That same year, she rolled into another Manhattan property, paying $9.39 million for a three-bedroom apartment at 443 Greenwich Street in Tribeca, a celebrity-heavy condominium building that has attracted owners including Justin Timberlake, Jennifer Lawrence, and Jake Gyllenhaal. Meg sold that property in 2021 for $10.35 million, producing another increase of nearly $1 million.

But Manhattan was merely the warm-up for what she did next in California.

The $5 Million Montecito House That Became A $13 Million House

In February 2020, Meg paid $5.05 million for a three-bedroom home on 1.5 acres in Montecito. Then she went to work.

The 4,200-square-foot property underwent an extensive redesign that included a dramatically revamped kitchen, walls of glass, new fixtures, bright interiors, and upgraded outdoor spaces. About a year and a half later, Meg sold the home for $13.3 million.

  • Increase: $8.25 million.

That's an extraordinary real-estate outcome in roughly 18 months.

Montecito Flip #2

Before she had even fully exited the first Montecito property, Meg moved on to a larger project. In August 2021, she paid $9.5 million for another estate nearby.

This house required a much more substantial transformation. Meg expanded the property by roughly 3,000 square feet, growing it from around 6,500 square feet to 9,500 square feet while adding bedrooms, fireplaces, living space, and other improvements.

She initially tried to cash out in early 2025 at an ambitious $22.5 million. That didn't happen. The asking price was eventually reduced, and in June 2025 Meg sold the property for $16.8 million.

  • Sale price: $16.8 million.
  • Increase: $7.3 million.

Once again, the selling price was dramatically higher than where Meg started.

And Then Came The Hamptons

Which brings us back to Bridgehampton. Meg bought the property in 2024 for $13.49 million and listed it in May 2026 for $15.25 million. Within weeks, the property was under contract.

It has now officially sold for the entire asking price: $15.25 million.

That's a comparatively modest spread next to her Montecito home runs, but it's still another successful eight-figure transaction in less than two years of ownership. More importantly, it fits a pattern that has become pretty hard to ignore.

Meg Ryan: Secret House-Flipping Mogul?

If you take the publicly documented purchase and sale prices of the major homes above, Meg's properties have collectively sold for well over $20 million more than their acquisition prices.

There's no denying that Meg has developed a pretty impressive real-estate track record. She doesn't seem to be merely buying celebrity trophy homes, living in them for a few years, and hoping the market goes up. She renovates, redesigns, improves, and then moves on to the next project.

The funny thing is that this side of Meg Ryan's life has been hiding in plain sight for years. Her film career slowed considerably after the height of "You've Got Mail," "Sleepless in Seattle," and "When Harry Met Sally…," but her taste for architecture and interiors never went away.

Meg has even explained that she loves renovating partly because it's something she can actually control—a sharp contrast to acting, where a performer ultimately hands a performance over to directors, editors, studios, and audiences.

Maybe "real-estate mogul" is a little generous for someone who isn't developing 300-unit apartment towers. But "serial luxury house flipper" feels pretty accurate.

And with another $15.25 million sale now in the books, Meg Ryan's quiet second career is getting increasingly difficult to ignore.
