Calgary’s new homes market continued its slowing trend in May with falling year-over-year housing starts. The latest statistics from Canada Mortgage and Housing Corp. found the city saw 2,719 starts in May versus 3,039 in the same period last year.

That is a decrease of nearly 11 per cent. This continues a trend seen throughout 2026 with starts now down almost 28 per cent year over year, year to date (ending May 31).

The most significant pullback for starts in May happened in the row homes segment, off nearly 47 per cent. Row homes, however, made up a small fraction of overall activity, accounting for only 187 starts in May.

Apartments made up more than half of all activity by comparison. The 1,819 starts, however, were flat from the same month last year.

Yet year to date, apartment starts (5,039) were down about 27 per cent.

Semi-detached homes had the fewest starts with 172 new units last month, down almost 19 per cent year over year. Year to date, semi-detached starts were down 29 per cent.

Single-family detached homes saw 541 starts in May, off nearly 16 per cent year over year. Detached homes starts were down nearly 23 per cent year to date.

Completions increased significantly in May for all housing types except for apartment units, which declined 38 per cent. Row home completions experienced the largest percentage jump at 161 per cent, year over year. Semi-detached unit completions grew nearly 160 per cent, and single-family detached homes rose nearly 94 per cent.

The average price of an absorbed, new single-family detached home was $912,313, up nearly eight per cent from May last year.
