Brennan Investment Group announced the acquisition of a 157,412-square-foot Class A industrial building in Piedmont, South Carolina, located within the Greenville-Spartanburg market near downtown Greenville and the South Carolina Technology and Aviation Center. The purchase expands Brennan’s growing Carolinas portfolio through what the firm described as a strategic value-add investment.

Completed in 2023, the facility sits on approximately 11 acres within Exchange Logistics Park, near the Anderson and Greenville county lines and less than half a mile from Interstate 85. The building includes 32-foot clear heights, ESFR fire protection, LED high bay lighting, a 135-foot truck court, and a shallow bay configuration designed to accommodate a range of tenant needs. The property is currently occupied by two tenants, with 65,000 square feet of vacancy that Brennan said offers a lease-up opportunity, and the firm plans to complete move-in-ready improvements, including speculative office space.

Brennan said it has leased over 800,000 square feet of warehouse space across its other projects in the Greenville-Spartanburg-Anderson market over the past 18 months. Since 2010, the Chicago-based firm has acquired or developed $6.5 billion in industrial real estate across 30 states, with a current portfolio of approximately 58 million square feet.
