Mostyn Estates have submitted an application to adjust some of the planning conditions at the former Marks and Spencer store

A new food and leisure hub at a former M&S store could include arcades and an outdoor eating area under plans.

The Marks and Spencer store was once a crucial attractor to Mostyn Street but the famous brand relocated to Parc Llandudno in 2022.

M&S has thrived on the retail park but has left a large gap in the town centre. Llandudno landowner Mostyn Estates bought the site and has secured permission for a family entertainment hub with a food and drinks offer. Sign up for the North Wales Live newsletter sent twice daily to your inbox

They have obtained £700,000 from Welsh Government against a total project cost of over £5m.

Mostyn Estates will be partnering with an experienced leisure operator who will manage the building to offer guests a fully themed café bar, six bowling lanes, intelligent darts, shuffleboard, pool tables, an indoor 11-hole crazy golf, along with a family entertainment centre to add an indoor recreation facility to the heart of Llandudno.

This week they submitted an application to make some adjustments to the plans secured.

They have asked for the partial change of use for an area on the first floor for an arcade style gaming area. The proposed change relates to 400m2 of the approved floor space.

Agent Cadnant Planning said: "The proposal seeks to facilitate the occupation of part of the building by a specialist gaming operator whilst retaining the flexibility of the wider mixed-use consent. The proposed use will occupy part of the first floor and will operate alongside the approved leisure, retail and food and drink uses within the building.

"The proposed arcade style gaming area will provide a managed indoor entertainmentfacility where customers purchase chips upon entry which may then be used to participate in a range of gaming machine-based activities, similar to an arcade."

They also want to adjust the site's opening hours - allowing for the potential to stay open until 2am if required.

Cadnant Planning said: "Under normal operating conditions, the building is proposed to be operate between 08:00 until 23:00. However, the end user requires some flexibility to operate for an extended period of time to accommodate one-off and special events, such as sporting events, which can be held any day of the week. Therefore it is stressed that the 'normal' operating hours will be until 23:00, however, the applicant is seeking flexibility for one off events to operate until 02:00."

In addition Mostyn Estates have asked for a planning condition preventing outdoor seating to be removed. This is to allow for some seating outside the front of the site on Mostyn Street.

Separate applications for this and for a new frontage and signage for the building are due to be submitted.
