A Llandudno guesthouse could be allowed to expand its business to include a restaurant, which will be open to the public, as well as takeaway and delivery services. Councillors will consider the application when Conwy County Council’s planning committee meets at the authority’s Coed Pella HQ in Colwyn Bay next week.

The application, submitted by Leena Thakkar, seeks permission to change the use of Senarth, 8 Deganwy Avenue, from a guesthouse to a mixed hospitality business. If approved, the property would continue operating as a guesthouse while also providing a restaurant serving both residents and non-residents, together with ancillary takeaway and delivery services.

No external alterations or physical works are proposed as part of the application. But Llandudno Town Council has written to Conwy County Council objecting to the development due to “the lack of information regarding the takeaway aspects of the proposal”. Four neighbours have also objected, complaining that the “proposed takeaway food business is out of place”. Other residents complained about “noise, smell, and customer clustering”, inadequate parking and potential disturbance.

The four-storey mid-terraced property includes owner’s accommodation and is located on the western side of Deganwy Avenue within Llandudno’s designated holiday accommodation zone.

According to the planning report, the surrounding area includes other holiday accommodation premises as well as residential homes and flats. The site also lies within the Flood Map for Planning Sea Flood Zone 3 and Defended Zone.

Planning officers are recommending councillors are minded to grant planning permission, subject to conditions. The planning committee will meet to debate the proposals on Wednesday, July 8.
